What is a Self-Build Mortgage?

A self-build mortgage releases funds in stages as your build progresses—unlike a traditional mortgage which pays out a lump sum.

This helps manage cash flow while giving lenders assurance of how the project is unfolding.

Typical payment stages include:

    • Site purchase
    • Foundation completion
    • Wall plate level
    • Roof completion
    • First fix
    • Final completion

Rules For Borrowing

How much can I borrow?

Self-build lending typically follows the same rules as standard mortgages:

  • Up to 4x annual income for first-time buyers
  • 3.5x annual income for subsequent buyers
  • Loan-to-value (LTV) up to 90% based on site value and build cost
  • Funds released in drawdowns as construction progresses
